Job Summary

We are looking for an experienced QM Underwriting Trainer with strong knowledge of the US residential mortgage underwriting process, Qualified Mortgage (QM) requirements, and agency lending guidelines. The candidate will be responsible for training new hires and existing underwriters, developing training materials, conducting assessments, and ensuring underwriting teams follow regulatory requirements, investor guidelines, and client-specific policies.

The ideal candidate should have hands-on experience in US mortgage underwriting, strong communication skills, and the ability to simplify complex underwriting concepts for trainees.

Key Responsibilities

• Deliver classroom and on-the-job training on the end-to-end US mortgage underwriting process.
• Train employees on Qualified Mortgage (QM) requirements, Ability-to-Repay (ATR) rules, and applicable mortgage compliance standards.
• Explain and train teams on Fannie Mae, Freddie Mac, FHA, VA, and USDA underwriting guidelines, as applicable.
• Provide training on conventional and government-backed residential mortgage loan products.
• Train underwriters on income calculation, employment verification, asset analysis, credit review, debt-to-income (DTI) ratios, and loan-to-value (LTV) ratios.
• Explain loan documentation requirements, conditions management, risk assessment, and underwriting decision-making.
• Train employees to review loan files, identify discrepancies, assess borrower eligibility, and determine appropriate underwriting outcomes.
• Develop and update training manuals, presentations, process documents, case studies, and assessment materials.
• Conduct knowledge assessments, mock underwriting exercises, and practical case-study sessions.
• Monitor trainee performance, identify knowledge gaps, and provide coaching and feedback.
• Conduct refresher training on guideline updates, quality findings, recurring errors, and process changes.
• Coordinate with Quality Assurance (QA), Operations, and management teams to improve underwriting accuracy and productivity.
• Track training effectiveness, trainee progress, certification results, and readiness for production.
• Ensure training content aligns with applicable regulatory requirements, investor guidelines, and client-specific overlays.

Required Skills and Qualifications

• Hands-on experience in US mortgage underwriting and a strong understanding of the QM/ATR framework.
• Knowledge of Fannie Mae, Freddie Mac, FHA, VA, and USDA guidelines.
• Strong understanding of income, credit, assets, liabilities, DTI, LTV, and borrower eligibility assessment.
• Experience reviewing mortgage loan files and making or explaining underwriting decisions.
• Prior experience in training, coaching, mentoring, or knowledge transfer within US mortgage operations.
• Excellent verbal and written communication skills.
• Strong presentation, facilitation, and classroom management skills.
• Ability to create training content and conduct assessments.
• Good analytical, problem-solving, and stakeholder management skills.

Preferred Qualifications

• Prior experience as a US Mortgage Underwriter, Senior Underwriter, Underwriting SME, or Underwriting Trainer.
• Experience in offshore mortgage operations supporting US-based lenders.
• Knowledge of loan origination systems (LOS), underwriting platforms, and mortgage documentation.
• Experience in quality audits, error analysis, process improvement, and guideline interpretation.
• Exposure to client-specific underwriting overlays and updates to applicable mortgage regulations.
