Store Furnishing Projects (South Region)

The position is responsible for leading and managing end-to-end store furnishing and fit-out projects across South India, covering new store openings, renovations and refurbishment projects. The role involves driving project planning, site readiness, design coordination, civil interiors, electrical, HVAC and allied technical works, ensuring timely execution within approved budgets and quality standards.

The Senior Manager will own regional project delivery, manage multiple projects simultaneously and drive coordination with internal teams, developers, landlords, contractors and vendors to ensure timely store readiness and successful handover for new store openings.

Job Responsibilities

• Lead and manage end-to-end store furnishing and fit-out projects across South India, ensuring timely delivery of new stores, renovations and refurbishment projects.
• Coordinate with Developers/Builders and the Real Estate / Property team for finalization of MOU and Technical Specifications (TS).
• Review and cross-check GFC and RFC civil layouts against existing site conditions and formally declare site readiness before execution.
• Coordinate with the Design team for timely release and approval of GFC layouts, including Civil Interiors, Electrical, FF, HVAC, SLP and IT.
• Plan and manage vendor, contractor and manpower mobilization across multiple project sites for smooth execution.
• Coordinate with the Commercial team for vendor finalization and timely arrangement of initial Purchase Orders (PO) / Work Orders (WO).
• Validate Design BOQ and LOA BOQ against final GFC layouts and prepare Site-Specific BOQ (SSBOQ) for regional projects.
• Drive site execution in accordance with approved GFC/RFC drawings, ensuring adherence to project timelines, cost and quality standards.
• Coordinate with Landlords (LL) and Developers to ensure completion of their respective scopes of work as per agreed MOU, TS and approved designs.
• Prepare and review Daily Progress Reports (DPR), Weekly Progress Reports (WPR) and Minutes of Meetings (MOM), ensuring effective project tracking and reporting.
• Develop detailed project schedules, monitor execution progress and proactively resolve project delays, site constraints and dependencies.
• Coordinate with Zonal Commercial and Planning teams for timely release of interim PO/WO based on Zonal/NHQ-validated SSBOQ.
• Prepare, monitor and control regional project budgets covering Civil Interiors, Electrical, HVAC and other fit-out works, ensuring cost optimization and budget adherence.
• Track project schedules, overall execution progress and resource utilization across all ongoing projects in the South region.
• Prepare Final Data Sheets (FDS), validate vendor measurements and ensure timely closure of contractor billing and commercial documentation.
• Drive timely Handover-Takeover (HOTO) in coordination with Operations, NSO and FM teams, ensuring complete store readiness.
• Coordinate third-party and CBT audits based on NHQ-validated bills and ensure closure of audit observations.
• Conduct CBT audits as required, in line with NHQ CBT guidelines.
• Ensure active involvement in QA/QC and HSE activities across project sites and submit compliance reports to relevant stakeholders.
• Build, manage and monitor a strong regional vendor and contractor network to ensure execution efficiency, quality and cost effectiveness.
• Lead regional project reviews, stakeholder coordination and escalation management to ensure timely completion of all assigned projects.
• Support NSO-related activities, including fixtures installation, IT setup, stock follow-up and other activities required for successful store opening.
• Drive standardization of project execution processes, continuous improvement and adherence to Lenskart's store furnishing standards across the South region.

Role Expectations

• Applicant should have 10+ years of experience in project management, store furnishing, retail fit-outs, civil interiors or commercial interior execution.
• Experience in handling multiple retail store fit-out projects across different cities or geographical regions is highly preferred.
• Should have strong technical knowledge of Civil Interiors, Electrical, HVAC, MEP services and allied fit-out activities.
• Should have proven experience in project planning, budgeting, BOQ validation, vendor management, contractor coordination and cost control.
• Must have hands-on experience in managing end-to-end project execution, from site readiness and mobilization to final handover.
• Should possess strong stakeholder management and coordination skills to work with Real Estate,Design, Commercial, Planning, Operations, NSO, FM and external partners.
• Should have the ability to independently manage regional project execution, multiple vendors and concurrent project timelines.
• Should be result-oriented with strong execution capabilities, problem-solving skills and ownership of project deliverables.
• Should be willing to travel extensively across South India as per business requirements.
• Educational Background: Diploma / Degree in Civil Engineering or Diploma in Interior Design preferred.
