Sales Manager- Direct Sales/ Closing

• Role Overview: Drive site/project sales conversions, manage high-value or HNI (High-Net-Worth Individual) client meetings, and finalize residential or commercial property transactions.

• Key Responsibilities:
• Lead Conversion & Site Visits: Take over pre-qualified walk-ins, digital leads, or channel-partner referrals from sourcing teams to conduct project presentations and site tours.
• Negotiation & Closing: Handle commercial negotiations, customize payment plans, overcome customer objections, and lock in bookings.
• Documentation & Compliance: Prepare and verify booking forms, allotment letters, sale agreements, and ensure strict adherence to RERA guidelines and company policies.
• Cross-Functional Coordination: Coordinate closely with sales, CRM, legal, finance, and banking/home-loan partners to clear title checks and track fund disbursements.
• Collections & Handover: Follow up on timely milestone-based customer payments, stamp duty execution, and unit registration/possession.
• Core Requirements:
• Experience: 2 to 5+ years of dedicated real estate sales closing experience directly with a developer (or mandate firm).
• Skills: Strong negotiation, objection-handling, stakeholder management, local market knowledge, and familiarity with property registration or legal paper trails.
• Education: Graduate degree in any discipline (Business Administration or Real Estate preferred).
