US Property Accountant Responsibilities

• Bank Reconciliation: Reconciling bank statements for each property to ensure accuracy of recorded Transactions.

• Journal Entry Preparation: Creating and posting journal entries for various property-related transactions.

• Transaction Review: Reviewing financial transactions related to property operations, such as rent collection, tenant security deposits, utility bills, maintenance costs, and vendor invoices.

• Financial Reporting: Preparing monthly, quarterly, and annual financial statements for each property, including income statements, balance sheets, and cash flow statements

• Budget Analysis: Comparing actual property expenses to budgeted amounts and identifying variances.

• Replacement Reserves: Analyze, make recommendations and process withdrawal

• Commercial Lease Administration: Tracking lease terms, rent payments, and lease renewals for tenants.

• Property Managers: Communicating with property managers regarding rent payments, late charges, and other lease-related issues

• Vendor Review: Reviewing vendor invoices for property-related expenses

• Audit Support: Assisting with internal and external audits by providing necessary documentation and explanations

• Compliance: Ensuring compliance with relevant accounting standards and real estate regulations

• Property Trainer

• Tenant ledger maintenance
• Real estate, business tax and insurance schedules
• Monthly/yearly reporting for management and investors
