As a Senior Project Manager at Godrej Properties Limited, you will oversee high-rise projects from initial budgeting through to execution, ensuring quality, timely delivery, and successful contractor management. This role requires close collaboration with cross-functional teams and vendors to achieve project goals. You will be responsible for financial management, project planning, and progress monitoring, while maintaining compliance with quality standards.
Responsibilities
- Responsible for tracking project spends against allocated budgets and controlling costs within budget, including certification of bills and payments.
- Take ownership of contractor and vendor management by identifying suitable partners, conducting vendor analyses, and making recommendations.
- Deliver high-quality project execution from design through to handover, preparing detailed project plans and risk mitigation strategies.
- Collaborate cross-functionally to ensure adherence to quality parameters, standards, and compliance throughout the project lifecycle.
- Lead efforts to participate in the joint procurement process and coordinate with project management consultants and contractors.
- Play a key role in monitoring and reporting on construction activities, including progress, quality, and material requirements.
- Help drive innovation in progress monitoring by conducting daily meetings and visual inspections to ensure work quality.
- Material procurement and tracking.
- Obtain materials from the purchase department.
- Follow up with project management consultants on the schedule of materials required.
- Coordinate with contracts for fulfilment of material requirements and collaborate with design and the Regional Head as needed.
- Progress monitoring and reporting.
- Track and monitor the progress of construction activities concerning final drawings, design, construction schedule and budget.
- Conduct daily meetings with team members to discuss progress and issues.
- Monitor the quality of work by conducting visual inspections regularly and scrutinising reports from PMC consultants and project managers.
- Prepare monthly reports on project updates and update the Operations Head and Regional Head.
Qualifications
- BE/B.Tech in Civil Engineering is required.
- Work experience: 18-20 years.
Skills
- Proven experience in high-rise projects within the real estate sector is essential.
- Demonstrated ability to manage consultants and contractors to achieve project goals, objectives, and schedules.
- Strong understanding of the real estate development business, construction management, and new technologies in the construction industry is required.
- Knowledge of the latest technologies and materials, including value engineering and MS Project, is necessary.
- Excellent communication and presentation skills are expected.
- Good interpersonal and computer skills are required.
