    PROJECT: BASALT HILLS BY ASCENTA

    1. Role Overview

Ascenta is looking for a dynamic, technically strong and detail-oriented Site Head Projects & Execution to oversee the complete on-site execution of Basalt Hills.

The candidate will be responsible for managing the engineering team, coordinating with architects and consultants, reviewing BOQs and contractor quotations, coordinating with the purchase team, monitoring construction quality and progress, and ensuring that all project activities are executed as per approved drawings, specifications, budgets and timelines.

The candidate must have a strong understanding of civil engineering, construction execution, quantity estimation, BOQ preparation, cost analysis and project documentation. This is a hands-on leadership position requiring regular site inspections, commercial scrutiny and strict accountability across teams.

    2. Key Responsibilities

    A. Site Execution & Engineering Team Management

    * Lead and supervise the complete site engineering team, including civil engineers, supervisors, surveyors and other technical personnel.

    * Monitor daily site activities and ensure execution as per approved drawings, specifications and construction schedules.

    * Allocate responsibilities to team members and establish clear daily and weekly targets.

    * Identify delays, technical issues and execution gaps, and implement corrective measures.

    * Ensure efficient utilisation of manpower, machinery and materials.

    * Maintain discipline, accountability and productivity across the site team.

    B. BOQ Preparation & Quantity Verification

    * Prepare, review and interpret detailed Bills of Quantities (BOQs) based on approved architectural, structural, MEP, landscape and infrastructure drawings.

    * Break down BOQs into individual work items, material specifications, quantities, units and execution requirements.

    * Verify quantities against drawings and actual site measurements before approving them for commercial processing.

    * Identify missing items, duplicated quantities, discrepancies and potential cost overruns.

    * Coordinate with architects and consultants to resolve drawing discrepancies before execution or procurement.

    * Ensure that all BOQs are technically verified before being submitted to management for approval.

    C. Contractor Quotation Analysis & Cost Control

    * Scrutinise quotations received from contractors and subcontractors against the approved BOQ and project specifications.

    * Prepare comparative statements highlighting item-wise rates, quantities, specifications, exclusions, deviations and total costs.

    * Identify inflated rates, duplicate charges, scope gaps and opportunities for cost optimisation.

    * Obtain clarifications and revised quotations from contractors wherever required.

    * Recommend suitable contractors based on technical capability, commercial competitiveness, quality and delivery timelines.

    * Ensure that no additional work, rate revision or variation proceeds without the required written approval from management.

    D. Coordination with Purchase & Procurement Team

    * Coordinate with the purchase team to communicate material requirements, approved specifications and procurement priorities.

    * Prepare material requirement schedules based on construction programmes and verified BOQs.

    * Verify material indents against drawings, BOQs, site stock and actual consumption.

    * Ensure materials are ordered only after technical specifications, quantities and applicable commercial approvals are in place.

    * Monitor material delivery schedules and coordinate with vendors to avoid delays.

    * Verify material inward records, delivery challans, quality certificates and actual quantities received.

    * Track wastage, excess consumption, shortages and material reconciliation.

    E. Architectural & Consultant Coordination

    * Work closely with the architectural team, structural consultants, MEP consultants, landscape architects and other project consultants.

    * Ensure that the latest approved drawings are available with the site execution team.

    * Check drawings for coordination issues, missing details and practical execution challenges before work begins.

    * Maintain a drawing register and track pending drawings, revisions, approvals and site queries.

    * Ensure that all drawing changes are communicated to the relevant teams and documented.

    * Prevent execution based on outdated, unapproved or incomplete drawings.

    * Conduct regular coordination meetings to resolve technical issues and maintain progress.

    F. Management Approvals & Document Control

    * Establish and maintain a professional project documentation and approval system.

    * Ensure that all BOQs, contractor quotations, comparative statements, work orders, material indents, technical submittals and variation requests are properly documented.

    * Maintain clear approval records from the relevant authority within Ascenta’s management structure.

    * Ensure that no purchase order, work order, contractor commitment, additional work or material substitution is acted upon without the required approval.

    * Maintain registers for drawings, BOQs, quotations, work orders, material inward, site instructions, variations and measurement records.

    * Ensure that documents are version-controlled, traceable and readily available for management review and audit.

    * Submit concise weekly reports covering progress, costs, pending approvals, risks and corrective actions.

    G. Weekly Site Audit & Quality Control

    * Conduct a comprehensive weekly audit of all ongoing civil, infrastructure, roadwork, drainage, landscape and other construction activities.

    * Physically verify work executed against approved drawings, BOQs, work orders and contractor bills.

    * Measure completed work and cross-check quantities claimed by contractors.

    * Inspect workmanship, material quality, levels, dimensions, alignment and finishing standards.

    * Record deviations, incomplete work, quality issues and safety concerns, along with photographs and corrective action deadlines.

    * Verify whether work billed or reported as completed has actually been executed at site.

    * Submit a weekly site audit report directly to senior management.

    * Follow up on previous audit observations until closure.

    H. Project Planning, Monitoring & Reporting

    * Prepare and maintain a practical weekly and monthly construction programme.

    * Track planned versus actual progress for each work package.

    * Identify critical delays, dependencies, resource shortages and pending consultant decisions.

    * Conduct regular site meetings with engineers, contractors, architects and procurement personnel.

    * Maintain an action tracker with responsibilities and deadlines.

    * Provide management with accurate updates on project progress, expenditure risks, quality and execution challenges.

    I. Quality, Safety & Statutory Compliance

    * Ensure compliance with approved drawings, project specifications, applicable building regulations and site safety requirements.

    * Maintain inspection records, testing reports, checklists and quality documentation.

    * Ensure appropriate inspections and approvals are completed before covering up or proceeding beyond critical construction stages.

    * Escalate structural, technical, safety or statutory concerns immediately.

    * Coordinate with relevant consultants and authorities wherever necessary.

    3. Mandatory Candidate Qualifications

    * Bachelor’s degree in Civil Engineering; a relevant postgraduate
