About this role
The Senior Vice President – Asset Operations will be responsible for the strategic leadership, operational excellence, profitability, tenant experience, facility management, compliance, sustainability, and overall performance of the commercial real estate portfolio. The role will ensure efficient management of commercial assets called the Market of India and Mall of Madras maximizing asset value, tenant retention, occupancy, and revenue generation. Key Responsibilities Asset Operations & Portfolio Management
- Lead end-to-end operations of the commercial real estate portfolio.
- Develop and implement asset management strategies to enhance asset value and operational efficiency.
- Drive asset performance through continuous monitoring of occupancy, operating costs, tenant satisfaction, and profitability.
- Establish operational standards, SOPs, and governance frameworks across all properties.
- Ensure seamless coordination between leasing, projects, finance, legal, marketing, and facility management teams. Property & Facility Management
- Oversee integrated facility management operations including housekeeping, security, engineering, landscaping, parking, and common area maintenance.
- Ensure preventive and predictive maintenance programs are effectively implemented.
- Monitor service quality through defined KPIs and SLAs.
- Drive operational excellence initiatives and benchmarking against industry best practices.
- Ensure uninterrupted operation of all critical building systems. Financial Management
- Prepare and manage annual operating budgets and capital expenditure plans.
- Monitor operational costs and identify opportunities for cost optimization.
- Drive revenue enhancement initiatives including CAM recovery, parking revenue, advertising income, and value-added services.
- Review monthly financial performance, variance analysis, and operational reports.
- Ensure achievement of EBITDA and asset profitability targets. Tenant Relationship Management
- Develop and maintain strong relationships with tenants and occupiers.
- Drive tenant retention and renewal strategies.
- Ensure prompt resolution of tenant concerns and service requests.
- Monitor tenant satisfaction through regular engagement and feedback mechanisms.
- Enhance tenant experience through community engagement programs and value-added services. Compliance, Risk & Governance
- Ensure compliance with statutory regulations, municipal approvals, fire and life safety norms, environmental regulations, and labor laws.
- Lead risk management and business continuity planning initiatives.
- Ensure all licenses, permits, certifications, and approvals are valid and renewed on time.
- Conduct regular operational and compliance audits across assets. Sustainability & ESG Initiatives
- Drive sustainability initiatives focused on energy efficiency, water conservation, waste management, and green building practices.
- Support LEED, IGBC, WELL, or other sustainability certifications.
- Monitor ESG performance metrics and reporting requirements.
- Implement technology-driven solutions for smart building operations. Vendor & Contract Management
- Oversee selection, negotiation, and management of facility management and service partners.
- Evaluate vendor performance and ensure adherence to contractual obligations.
- Optimize procurement strategies to improve service quality and reduce costs.
- Establish robust contract governance and vendor review mechanisms. Team Leadership
- Lead and mentor regional and site operations teams.
- Develop succession planning and leadership development programs.
- Build a high-performance culture focused on customer service, accountability, and operational excellence.
- Drive employee engagement, productivity, and continuous improvement initiatives. Strategic Initiatives
- Support acquisitions, transitions, and operational integration of new assets.
- Provide operational due diligence for potential acquisitions and investments.
- Recommend strategies to improve asset valuation and investor returns.
- Leverage PropTech and digital transformation initiatives to improve operational efficiency. Qualifications
- Bachelor's Degree in Engineering, Architecture, Facility Management, Real Estate, Business Administration, or related field.
- MBA / PGDM preferred.
- Professional certifications in Facility Management, Asset Management, Project Management, or Real Estate Management are desirable. Experience
- 18–25 years of experience in commercial real estate, asset management, property operations, or facility management.
- Minimum 8–10 years in a senior leadership role managing large commercial real estate portfolios.
- Experience handling Grade-A office developments, business parks, mixed-use developments, SEZs, retail malls, or integrated townships.
