Job Purpose

The Senior Executive Sales & Marketing will be responsible for driving residential/commercial property sales, generating high-quality leads, and executing strategic marketing initiatives in the Bargarh and Western Odisha region. This role requires a dynamic professional who can blend corporate strategy with local real estate market dynamics to meet sales targets.

Key Responsibilities

Sales & Revenue Generation

• Target Achievement: Meet and exceed monthly, quarterly, and annual sales volume and revenue targets set by the management.
• Lead Conversion: Conduct site visits, deliver high-impact sales pitches, and convert prospective leads into confirmed bookings.
• Negotiation & Closing: Manage the complete sales cycle from initial contact to price negotiation, final closure, and booking documentation.
• Customer Retention: Build and maintain strong relationships with high-net-worth individuals (HNIs), corporate clients, and retail buyers to generate repeat business and referrals.

Marketing & Market Intelligence

• Local Marketing Campaigns: Assist in planning and executing localized marketing strategies, including BTL (Below-the-Line) activities, property expos, roadshows, and digital promotions.
• Competitor Analysis: Track regional real estate trends, competitor pricing models, amenities, and marketing strategies in Bargarh and surrounding areas.
• Channel Partner Management: Identify, onboard, and nurture a robust network of local real estate brokers, agents, and channel partners to boost sales velocity.

Operations & Compliance

• CRM Management: Maintain meticulous records of customer interactions, pipeline deals, and post-sales data in the company CRM.
• Collaboration: Work closely with the CRM, legal, and documentation teams to facilitate smooth payment collections, agreement signings, and customer onboarding.

Mandatory Candidate Profile

Education & Experience

• MBA Degree: Must hold a full-time or recognized MBA in Sales/ Marketing (candidates without holding master's or Postgraduate i.e. MBA degree and specialized in sales/marketing will not be considered).
• Industry Experience: Minimum 4–6 years of core experience in selling residential apartments, commercial spaces, or plotted developments.
• Geographical Knowledge: Strong familiarity with the real estate market dynamics, buyer personas, and local networks in Bargarh, Sambalpur, Western Odisha regions.

Skills & Competencies

• Communication: Exceptional communication and presentation skills in Odia and Hindi (English is highly preferred for corporate reporting).
• Closing Skills: Proven track record of handling high-value transactions and closing deals independently.
• Mobility: Must possess a valid driving license for frequent client site visits and local travel.
