    About this role

    Role & responsibilities

A Tower Incharge (or Tower In-charge Engineer/Manager) is responsible for the overall execution, progress, quality, safety, and resource management for a specific high-rise residential tower from basement/substructure work through to final handover.

    1. Site Execution & Construction Management

    • Work Execution: Direct and monitor day-to-day construction activities on the assigned tower according to approved structural and architectural drawings.
    • Progress Tracking: Prepare and follow daily, weekly, and monthly progress schedules (Look-Ahead schedules) to ensure milestone completion without delays.
    • Structural & Finishing Supervision: Oversee all major structural stages (shuttering, reinforcement, concreting) and subsequent architectural finishing stages (brickwork, plastering, waterproofing, flooring, painting, doors, and windows).
    • MEP Coordination: Coordinate closely with Mechanical, Electrical, Plumbing, and Firefighting (MEP) teams to ensure timely baseline cutouts, sleeve installations, and services integration before concreting and finishing.

    2. Quality Assurance & Quality Control (QA/QC)

    • Standards Compliance: Ensure all execution works strictly adhere to IS codes, project specifications, and quality checklists.
    • Inspection & Approvals: Perform pre-pour inspections (shuttering, rebar checking) and post-pour structural audits; obtain formal sign-offs from Quality Engineers and Consultants.
    • Defect Rectification: Identify construction snags early, manage snagging/de-snagging lists, and ensure immediate corrective measures.

    3. Resource & Inventory Management

    • Material Management: Calculate daily material requirements (cement, steel, aggregate, tiles, paint), raise purchase requisitions, and minimize on-site wastage.
    • Manpower Deployment: Allocate sub-contractor labor teams, foremen, and supervisors efficiently across different floors to maintain optimal productivity.
    • Equipment & Tools: Ensure vertical transport systems (tower cranes, passenger hoists, concrete pumps) are scheduled and utilized safely and efficiently.

    4. Safety & Environmental Compliance (EHS)

    • Safety Protocols: Enforce strict adherence to high-rise safety measures, including perimeter netting, edge protection, lifeline systems, and Personal Protective Equipment (PPE).
    • Hazard Audits: Conduct regular site hazard checks and participate in daily toolbox talks with labor teams.
    • Housekeeping: Maintain clean and organized floor levels to prevent workplace slip, trip, and fall accidents.

    5. Sub-Contractor & Billing Management

    • Contractor Monitoring: Manage daily work output of specialized trade contractors (shuttering, rebar, masonry, tile work, painting, waterproofing).
    • Bill Verification: Review and certify joint measurement sheets (JMS) for sub-contractors' running account (RA) bills based on verified site progress.

    6. Documentation, Reporting & Handover

    • Daily Reporting: Maintain daily progress reports (DPR), site registers, pouring logs, and cube test registers.
    • Snagging & Handover: Conduct comprehensive floor-by-floor snag lists prior to client/customer handovers and facilitate smooth property possession processes.

A Senior Engineer (Civil) for a high-rise residential building holds core technical and operational responsibility for structural safety, daily construction quality, schedule adherence, and multi-disciplinary site coordination.

    1. Structural & Architectural Execution

    • Technical Supervision: Supervise shuttering, staging, steel reinforcement binding, and concrete casting in strict accordance with approved structural drawings and IS code standards.
    • Verticality & Alignment Control: Oversee precision surveying, axis line marking, vertical plumbline transfers, and floor level checks across high-rise elevation levels using total stations and auto levels.
    • Finishing Work Management: Lead architectural finishing works including masonry, internal/external plastering, waterproofing systems, tiling, door/window installations, and facade/glazing works.
    • Method Statements: Implement standard Operating Procedures (SOPs) and Method Statements for complex high-rise activities like climbing formwork, concrete pumping, and tower crane operations.

    2. MEP & Services Integration

    • Services Coordination: Coordinate with Mechanical, Electrical, Plumbing, and Firefighting (MEP) engineers to ensure timely placement of floor sleeves, cutouts, chase cuttings, and conduit installations prior to concreting.
    • Waterproofing & Testing: Oversee ponding tests and waterproofing approvals for wet areas (balconies, toilets, terraces, water tanks) before finishing works begin.

    3. Quality Control & Testing (QA/QC)

    • Material Testing: Conduct field and lab testing for raw materials (cube strength test, slump test for concrete, steel tensile tests, silt content checks) and maintain test registers.
    • Pre-Pour & Post-Pour Audits: Carry out joint inspections before concrete pouring, issue Pour Cards, obtain consultant approvals, and inspect concrete after formwork stripping.
    • Snag Management: Prepare floor-wise snag/de-snag lists and ensure immediate rectification of non-conformances (NCRs).

    4. Planning, Monitoring & Reporting

    • Look-Ahead Scheduling: Break down master schedules into 2-week and 4-week Look-Ahead plans; track daily target vs. actual achievement.
    • Daily Documentation: Prepare Daily Progress Reports (DPR), track labor turnout, maintain pour logs, and document site hindrances.

    5. Resource & Labor Management

    • Material Requisitions: Estimate bill of quantities (BOQ) for steel, cement, aggregates, tiles, and finishing items; raise Material Indents to avoid site stock-outs.
    • Sub-Contractor Handling: Monitor labor deployment, work rates, and output of sub-contractors; verify Joint Measurement Sheets (JMS) for Running Account (RA) bill certifications.

    6. Site Safety (EHS) & Housekeeping

    • Safety Adherence: Ensure strict compliance with high-rise safety standards (edge protection, safety nets, harness lifelines, scaffold stability, and PPE usage).
