As we expand our Pune portfolio, we are looking for a highly experienced C&C Architect to lead concept strategy, technical feasibility, and design closure for large-scale high-rise residential developments.

Role Summary

We are seeking a senior architectural leader with strong expertise in concept design, statutory compliance, technical evaluation, feasibility analysis, and project closure for high-rise residential projects.

The ideal candidate should possess deep technical calculation expertise, regulatory knowledge, and the ability to independently lead concept-to-construction transitions while managing multiple consultants and stakeholders.

This is a strategic role requiring both design vision and engineering precision.

Key Responsibilities

1. Concept Strategy & Master Planning

• Lead architectural concept development for large-scale residential high-rise and villa projects.
• Develop optimized master plans, tower configurations, and unit planning aligned with FSI/FAR maximization and commercial viability.
• Integrate market insights and competitor benchmarking into product positioning.
• Ensure optimal land utilization, circulation planning, and efficiency ratios.

2. Technical Feasibility & Regulatory Calculations

• Perform and validate:
• FSI/FAR calculations
• Ground coverage & efficiency studies
• Parking calculations (as per local norms)
• Fire NOC compliance planning
• Setback and height regulation analysis
• DCR & local authority compliance validation
• Ensure designs align with statutory approvals and regulatory frameworks.
• Evaluate structural feasibility in coordination with structural consultants.
• Validate design buildability and cost implications at early stages.

3. Architectural Coordination & Design Closure

• Lead coordination with external architects, structural consultants, MEP consultants, and liaison teams.
• Review and approve concept, schematic, and GFC drawings.
• Ensure seamless transition from concept to execution drawings.
• Establish architectural standards and detailing benchmarks.
• Drive closure of design milestones within defined timelines.

4. Construction & Execution Interface

• Conduct periodic site visits for design validation and technical troubleshooting.
• Resolve design conflicts during execution.
• Ensure architectural intent is maintained through construction stages.
• Support value engineering without compromising design quality.

5. Leadership & Stakeholder Management

• Mentor junior architects and design team members.
• Present design concepts to senior management.
• Collaborate with sales & marketing teams for product positioning inputs.
• Independently manage multiple high-value projects.
  
  Profile Requirements
• Bachelors / masters degree in architecture.
• Minimum 10+ years of experience in residential high-rise projects (Mandatory).
• Proven expertise in Concept & Closure (C&C) roles at senior level.
• Strong command over:
• AutoCAD (Mandatory)
• SketchUp / 3D visualization tools (Preferred)
• In-depth knowledge of:
• DCR & local building byelaws
• High-rise norms & fire regulations
• FSI/FAR optimization
• Parking & services planning
• Construction detailing & structural coordination
• Strong analytical and technical calculation capability.
• Excellent presentation, negotiation, and consultant management skills.
• Ability to drive independent decision-making at strategic level.
