About the Role
Spine Infratech Pvt. Ltd. is looking for an Architect with 4-7 years of professional experience in architectural design, building bylaws, sanction drawings, and statutory approvals. The candidate should be capable of developing architectural designs while ensuring compliance with applicable regulations and managing the documentation and submission process for building plan sanctions.
Key Responsibilities
1. Architectural Design & Development
- Develop architectural layouts, floor plans, elevations, sections, and design proposals for residential and other building projects.
- Coordinate architectural drawings with structural, MEP, and interior design teams.
- Review drawings for technical feasibility, consistency, and compliance before issue or submission.
2. Building Bylaws & Regulatory Compliance
- Interpret and apply applicable building bylaws, zoning regulations, development control norms, and local authority guidelines.
- Check permissible FAR/FSI, ground coverage, setbacks, building height, parking requirements, and other applicable planning parameters.
3. Sanction Drawings & Approvals
- Coordinate with local authorities, consultants, and liaisoning personnel throughout the approval process.
- Assist in obtaining applicable NOCs, completion certificates, occupancy certificates, and other statutory clearances.
Qualifications & Skills
- B.Arch degree from a recognized institution.
- Valid COA (Council of Architecture) registration number is compulsory.
- 4-7 years of relevant professional experience.
- Proficiency in AutoCAD; knowledge of Revit or other BIM software is an advantage.
- Strong working knowledge of building bylaws, sanction procedures, and statutory documentation.
What We Expect
We are looking for an architect who can take ownership of architectural design development as well as statutory compliance, with the ability to carry projects from initial planning through sanction documentation and approval coordination. Candidates should have practical experience applying building regulations to real projects, rather than only theoretical knowledge of bylaws.
