JOB DESCRIPTION
Research Executive Real Estate & Emerging Locations
Organisation: Midson Group
Location: North Delhi
Experience: Preferably 13 years in research, real estate, market intelligence or a related field
Reporting to: Founder / Real Estate Lead
Compensation: Based on experience and capabilities
About the role
We are building an investor community focused on identifying and evaluating real estate opportunities. We are
looking for a curious, analytical, and organised Research Executive to identify emerging locations across India where
infrastructure, industry, employment, and urban development may create future real estate demand.
Your work will help the leadership team decide which locations deserve further investigation, what
opportunities may exist, and what risks require attention.
Key responsibilities
Identify emerging locations: Research upcoming cities, growth corridors, and micro-markets attracting
infrastructure investment, industrial activity, employment, or residential development.
Track development drivers: Monitor transport projects, airports, industrial parks, logistics hubs, business
districts and government development plans.
Verify information: Use official documents and credible sources to distinguish announcements from
approvals, funding, construction progress, and completed projects.
Study market conditions: Gather property prices, rental indicators, supply, demand, and competing
development information. Clearly distinguish asking prices from verified transaction evidence.
Build local intelligence: Speak with brokers, developers and other local professionals; document
conversations and independently cross-check important claims.
Compare opportunities: Assess locations against consistent criteria, including connectivity, demand drivers,
infrastructure progress, pricing and potential risks.
Prepare research reports: Produce concise location profiles, comparison sheets, presentations and
recommendations supported by dated sources.
Maintain research records: Keep an organised database of locations, developments, contacts, source
documents and follow-up actions.
Support field research: Help plan site visits and collect observations, photographs and information where
required.
Typical daily work
Review relevant news and official updates.
Conduct detailed research on assigned locations.
Collect documents, pricing information, and local inputs.
Update the research tracker and follow up on information gaps.
Submit a brief update covering findings, evidence, unresolved questions, and next steps.
Expected deliverables
Daily: Updated research tracker and concise progress update.
Weekly: Location profiles, a deeper research brief and a shortlist review with the reporting manager.
Monthly: Comparative assessment of priority locations, with recommendations to investigate, monitor or
reject.
Research volume and geographic coverage will be agreed with the reporting manager, with accuracy and depth
taking priority.
Qualifications and skills
Graduate in business, economics, finance, geography, urban planning, real estate or a related discipline.
Relevant practical experience will also be considered.
Strong online research and analytical skills.
Working knowledge of Excel or Google Sheets and presentation tools.
Ability to interpret basic pricing, growth and market data.
Clear written communication and confidence speaking with local market contacts.
Strong organisation, documentation and follow-through.
Ability to question assumptions, identify conflicting information and separate facts from opinions.
Familiarity with property portals, maps, government publications and development plans is an advantage.
Ability to use AI research tools responsibly, while verifying important claims against original sources.
How success will be measured
Accuracy, traceability and freshness of research.
Timely completion of agreed assignments.
Quality of location comparisons and recommendations.
Identification of meaningful demand drivers and overlooked risks.
Usefulness of research for management decisions and site visits.
Consistent maintenance of records and follow-ups.
Role boundaries
This is a research and market-intelligence role. Final investment decisions, legal title verification, technical
assessments, and statutory approvals remain with leadership and appointed specialists.
To apply
Send your CV to [email removed], along with a short research note on one emerging real estate
location: why it interests you, the evidence supporting your view, and the key risks or unanswered questions.
