Real Estate Portfolio Manager

Job Summary

The Real Estate Portfolio Manager will lead portfolio strategy across the Indian subcontinent, Middle East, Africa, and Turkey. Partnering with business leaders, the role will optimize and consolidate the portfolio, reduce total real estate costs, and deliver strategic initiatives aligned with business plans.

Key Areas of Responsibility

• Strategy and Portfolio
• Align senior stakeholders on business and location strategy and translate priorities into real estate requirements.
• Develop and deploy real estate strategies by asset type.
• Advise and challenge strategic rationale, space demand, financial impact, liabilities, risks, and opportunities.
• Lead the regional HoRE team, balancing project allocation and prioritization against strategic priorities.
• Analyze office utilization, develop space plans, and implement solutions that support business and employee needs.
• Transactions
• Review lease events 18 months in advance and ensure business alignment and timely execution.
• Lead lease renewals, acquisitions, disposals, and contract negotiations with internal and external stakeholders.
• Manage outsourced transaction service providers across the region.
• Ensure compliant, auditable transaction processes and serve as the primary broker interface.
• Financial Management
• Own capital expenditure and P&L targets.
• Prepare and present financial business cases to the investment committee.
• Facilities and Project Management
• Support facility managers in maintaining HSE and security compliance and a safe, efficient workplace.
• Oversee real estate projects with facility managers and external suppliers.
• Subject Matter Expertise Role
• Serve as a global SME and cross-regional consultant across workplace, project management, transactions, technology, sustainability, and related areas.

What youll need

• Bachelor’s degree in finance, economics, or a related field; master’s preferred.
• 10+ years of international corporate real estate experience across portfolio, facilities, and transactions management, covering distribution/warehouse, manufacturing, office, and R&D sites.
• Strong knowledge of lease contracts, transactions, design, construction, facilities, and property management.
• Proven stakeholder and account management experience in a matrix environment.
• Strong business and financial acumen, with experience in negotiations, transactions, and deal-making.
• Knowledge of commercial and industrial building systems, including HVAC, electrical, plumbing, fire/life safety, controls, and utilities, preferred.
• Understanding of IFRS, lease accounting, NPV, cash flow, and P&L and balance-sheet impacts.
• Strong people and project leadership skills, with a results-oriented and process-focused approach.
