Property Manager

Role & responsibilities

Property & Building Management

• Take overall responsibility for the day-to-day operation and maintenance of the commercial property.
• Regularly inspect the building and identify maintenance, repair and safety requirements.
• Ensure the property remains properly maintained, clean, safe and operational.
• Coordinate all routine and emergency property-related work.

Construction & Civil Work

• Supervise ongoing building construction, renovation, repair and civil work.
• Monitor daily progress of contractors and workers.
• Check quality of work and ensure work is completed according to instructions.
• Coordinate with contractors, site supervisors and labour.
• Maintain proper records of construction progress, materials and completed work.
• Report construction progress and issues to the owner.

Electrical & Technical Maintenance

• Manage electrical maintenance, electrical panels, wiring, lighting and other electrical systems.
• Coordinate electricians and technical staff for breakdown and repair work.
• Monitor preventive maintenance of electrical equipment and building systems.
• Coordinate HVAC/AC, pumps and other technical equipment maintenance.

Security & Staff Management

• Supervise and coordinate security personnel.
• Monitor attendance, duties and performance of security and maintenance staff.
• Coordinate with supervisors and staff for daily property requirements.
• Ensure proper discipline and smooth functioning of the property.

Vendor & Contractor Management

• Coordinate with electricians, plumbers, civil contractors, HVAC technicians, maintenance agencies and other vendors.
• Obtain quotations where required and coordinate work execution.
• Follow up with vendors until the work is properly completed.
• Check materials/services received against requirements.
• Maintain records of bills, quotations, work orders and maintenance activities.

Safety & Facility Management

• Monitor fire & life-safety systems and general building safety.
• Identify electrical, fire-safety, plumbing and other operational risks.
• Coordinate preventive maintenance and emergency repair work.
• Ensure minimum disruption to property operations.

OWNER REPORTING & TRACKING

• Provide regular updates to the owner regarding property activities.
• Maintain daily/weekly work-progress records.
• Share photographs and updates of construction and maintenance work whenever required.
• Immediately inform the owner about major repairs, expenses, delays or problems.
• Maintain proper tracking of pending and completed jobs.

Preferred candidate profile

We are looking for someone who is:

• Experienced in Facility Management / Property Management / Building Maintenance / Construction Supervision.
• Preferably has 15 years of relevant experience.
• Has practical knowledge of electrical, HVAC, plumbing and basic civil/building work.
• Has experience coordinating contractors, vendors, supervisors and staff.
• Can independently handle day-to-day property operations.
• Is responsible, trustworthy and capable of taking ownership of the property.
• Has good communication and reporting skills.
• Can monitor work and provide proper updates to the owner.
• Candidates from Gurugram / Delhi NCR will be preferr
