About this role
Job Description: Project Manager Construction (Township Project)
Position: Project Manager
Reports to: Project Director / Head Construction
Team managed: Civil/Structural Engineers, MEP Engineer, Site Engineers/Supervisors, QC Team (functionally), coordinates with Procurement and Planning
Location: On-site, full-time presence
Role Purpose
Own execution of the township's physical development translating the master plan and schedule into daily, on-ground construction progress across all active work fronts (roads, infrastructure, boundary walls, amenities), while managing budget, quality, and timeline.
Key Responsibilities
Execution & Delivery
- Drive day-to-day execution across all active zones/sectors — roads, drainage, water/sewage lines, electrical infra, boundary walls, clubhouse/amenities
- Ensure work fronts progress per the master schedule; identify and resolve on-ground bottlenecks (labor shortage, material delay, design clarifications)
- Coordinate simultaneous work streams so dependent activities don't clash (e.g., road-laying vs. underground utility work in the same stretch)
Contractor Management
- Manage multiple contractors/sub-contractors on-site — allocate work fronts, monitor productivity, resolve disputes
- Review and validate contractor progress against agreed milestones before billing certification
- Enforce contract terms — timelines, quality specs, safety compliance
Cross-functional Coordination
- Work closely with the Planning & Scheduling Manager to update progress and re-sequence activities when delays occur
- Coordinate with Procurement to ensure material availability aligns with the execution schedule (no work stoppage due to material shortage)
- Liaise with QC and Safety teams to ensure work isn't just fast but compliant
- Interface with the Liaison/Approvals Manager on anything requiring statutory sign-off before proceeding (e.g., utility connections)
Budget & Cost Control
- Track actual spend vs. BOQ (Bill of Quantities) for each work front
- Flag cost overruns early and work with Procurement on corrective sourcing/negotiation
- Certify quantities of work done (with QS support) before contractor payments are released
Reporting
- Weekly progress reports to the Project Director — physical progress %, schedule variance, budget variance, key risks
- Escalate design issues, land/approval blockers, or resource constraints that need director-level intervention
Team Management
- Supervise Site Engineers/Supervisors — assign work fronts, review their daily site reports
- Ensure engineers are enforcing quality and safety standards uniformly across zones
Requirements
Criteria
Detail
Experience
10–15 years in construction, with 3–5 years specifically managing township/plotted-development or large layout projects (not just single-building construction)
Technical background
B.E./B.Tech Civil (mandatory); PMP or equivalent project management certification is a plus
Track record
Should have delivered at least one large-scale infrastructure/township project end-to-end — familiarity with roads, STP, water networks, not just vertical construction
Skills
MS Project/Primavera scheduling, contractor negotiation, BOQ/costing fluency, on-ground problem-solving.
Software
Primavera P6 or MS Project, AutoCAD (reading drawings).
Compensation Benchmark (India, indicative)
- Fixed CTC: 12-18 LPA Depending on the calibre and experience.
- Performance bonus tied to milestone delivery (on-time phase completion, budget adherence)
