Manager/Sr. Manager - BD (Property Acquition) - South

1. Market Mapping & Property Sourcing
• Identify and evaluate potential locations for new V-Mart stores in line with the approved expansion plan and target markets.
• Conduct market visits and trade-area assessments to understand catchment potential, customer profile, competition, visibility, accessibility and footfall.
• Build and maintain a pipeline of suitable properties through brokers, landlords, developers, local networks and direct sourcing.
• Maintain a structured database of properties, market intelligence, rental benchmarks and competitor locations.

2. Site Evaluation & Feasibility
• Assess properties against defined store-location criteria, including carpet/built-up area, frontage, floor, access, parking, loading/unloading and visibility.
• Coordinate commercial and business feasibility assessments using catchment potential, expected sales, occupancy cost and other relevant parameters.
• Prepare site evaluation notes, comparative analyses and recommendations for management review and approval.
• Validate property suitability through site visits and coordinate technical inputs with Projects, Operations and other relevant teams.

3. Commercial Negotiation & Deal Closure
• Negotiate rental, security deposit, rent-free period, escalation, lock-in, lease tenure, CAM/maintenance and other commercial terms within approved guidelines.
• Work with landlords, developers and brokers to achieve commercially viable agreements and timely closure of shortlisted properties.
• Prepare commercial proposals and financial comparisons for approval, ensuring alignment with company benchmarks and budgets.
• Track negotiations, approvals and documentation milestones to minimise delays in property finalisation.

4. Due Diligence & Documentation
• Coordinate with Legal and relevant internal teams for title/document verification, ownership checks, land-use permissions, statutory approvals and other required due diligence.
• Facilitate collection and review of property documents, landlord KYC, site plans and supporting records.
• Coordinate lease/leave-and-license documentation, amendments and execution with Legal and authorised stakeholders.
• Ensure that no property is committed or finalised beyond the applicable approval and compliance process.

5. Internal Coordination & Store Handover
• Coordinate with Projects, Store Design, Legal, Finance, Operations and other stakeholders from site identification through handover.
• Ensure timely handover of approved properties with complete documentation and agreed commercial terms.
• Track dependencies and resolve issues affecting site finalisation, agreement execution and store-opening timelines.
• Support internal teams with landlord coordination and property-related clarifications during store development.

6. Broker & Landlord Relationship Management
• Develop and maintain strong relationships with property owners, developers, consultants and local brokers across assigned markets.
• Establish clear expectations on property specifications, sourcing timelines, brokerage terms and documentation requirements.
• Monitor broker productivity and quality of property referrals; build a reliable network of sourcing partners.
• Ensure transparent and professional dealings in accordance with company policies and ethical standards.

7. Reporting, Governance & Performance Tracking
• Maintain a weekly pipeline tracker covering identified sites, site visits, proposals, negotiations, approvals and closures.
• Provide regular updates on expansion pipeline, deal status, rental benchmarks, risks and expected closure dates.
• Track acquisition costs and occupancy-related commercial terms against approved benchmarks.
• Share market intelligence, competitor expansion activity and location opportunities with Business Development leadership.
