Manager / Sr. Manager - Administration & Projects

1. Lead new lab expansion projects, including coordination for site identification, leasing, fit-out execution, and project handover.

2. Manage end-to-end leasing activities, including Term Sheet preparation, commercial negotiations with landlords (LL), Lease Agreement drafting & execution, renewals, amendments, rent revisions, and lease documentation.

3. Drive Landlord Scope of Work (LL SOW) discussions, implementation, project readiness, and timely possession of new sites.

4. Oversee rent releases, security deposits, CAM payments, lease renewals, and landlord relationship management.

5. Prepare and maintain Projects, Infrastructure, Engineering, Biomedical, and Administration MIS, dashboards, reports, and performance trackers.

6. Manage CapEx & OpEx budgeting, planning, utilization tracking, and MIS reporting.

7. Coordinate with cross-functional teams, including Business, Finance, Legal, Procurement, Operations, and Engineering, to ensure timely project execution.

8. Monitor project billing, vendor invoices, work certifications, and payment processing.

9. Lead vendor development, commercial negotiations, procurement coordination, and contract management for projects and office infrastructure.

10. Oversee infrastructure, facilities, housekeeping, security, and office administration to ensure smooth, safe, and cost-effective operations.

11. Ensure compliance with organizational SOPs, statutory requirements, documentation standards, and internal governance processes.
