Manager / Senior Manager - MEP Procurement

10-12 years of experience in MEP procurement for high-rise residential or commercial projects, preferably with a real estate developer or reputed MEP / EPC contractor.

Educational Qualification: B.E. / B.Tech / Diploma in Electrical or Mechanical Engineering; candidates with a degree or diploma in a relevant engineering discipline and strong MEP procurement experience may be considered.

End-to-end procurement experience across electrical, plumbing, firefighting, HVAC, lifts, DG sets, STP / WTP, ELV, BMS and other building services packages.

Strong knowledge of MEP materials, technical specifications, BOQs, tendering, rate analysis, cost estimation and commercial evaluation.

Experience in vendor identification, prequalification, negotiation, finalisation of purchase orders and contract management for MEP packages.

Sound understanding of construction drawings, technical submittals, approved makes, material specifications and project procurement schedules.

Experience in coordinating with Project, Design, MEP, Contracts, QS and Finance teams to ensure timely procurement and delivery of materials as per project requirements.

Strong vendor management, negotiation, analytical and communication skills; proficiency in MS Excel, ERP / SAP and procurement management systems preferred.

Lead end-to-end procurement of MEP materials, equipment and subcontract packages across high-rise residential or commercial projects, ensuring timely availability, cost efficiency and adherence to quality standards.

Develop and implement procurement plans in line with project schedules, construction milestones and material requirement forecasts.

Review BOQs, technical specifications, GFC drawings and material requisitions in coordination with MEP, Design and Project teams before initiating procurement.

Float enquiries, prepare tender comparisons, evaluate vendor quotations and conduct techno-commercial negotiations to secure competitive pricing and favourable commercial terms.

Identify, evaluate and empanel reliable manufacturers, suppliers, distributors and MEP subcontractors based on technical capability, quality, delivery performance and commercial competitiveness.

Negotiate and finalise purchase orders, work orders and rate contracts, ensuring compliance with approved budgets, specifications, commercial terms and delegated authority.

Coordinate with consultants and project teams to obtain technical approvals, approved makes, material submittals and samples before order placement.

Track procurement status, manufacturing schedules, dispatches and site deliveries to ensure materials are available as per project execution requirements.

Monitor procurement budgets, compare actual costs against estimates, analyse price variations and identify cost-saving and value engineering opportunities.

Ensure procurement compliance with project specifications, approved brands, applicable IS / NBC standards and relevant statutory requirements.

Manage supplier relationships, resolve quality and delivery issues, and drive timely closure of pending supplies, replacements and warranty claims.

Coordinate with the Stores, Site, Planning and Accounts teams for material receipt, inspection, reconciliation, invoice verification and payment processing.

Review and certify commercial terms, purchase order variations, rate revisions and claims in coordination with Contracts, QS and Finance teams.

Maintain procurement MIS, vendor databases, purchase order trackers, cost comparison statements and management reports on procurement progress and risks.

Ensure adherence to procurement policies, approval matrices, documentation standards and internal controls, while maintaining transparency and accountability in vendor dealings.
