Job Description
1. Operations Facility Management
- Oversee day-to-day operations (security, janitorial, landscaping, HVAC, plumbing, electrical).
- Conduct regular property inspections to ensure safety, cleanliness, and repair needs.
- Manage vendor contracts and service-level agreements.
- Implement safety protocols and emergency preparedness plans.
2. Resident Relations
- Act as the primary contact for Occupants.
- Handle tenant inquiries, complaints, and service requests promptly.
- Coordinate move-ins and move-outs.
- Ensure lease compliance and foster positive tenant relationships to support retention.
3. Financial Management
- Prepare and manage annual operating budgets and capital expenditure plans.
- Collect rent, manage arrears, and oversee financial reporting.
- Monitor expenses, approve invoices, and control costs.
- Provide variance reports and performance analysis to ownership.
4. Compliance Risk Management
- Ensure adherence to local laws, building codes, and safety regulations.
- Manage insurance requirements and assist with claims.
- Maintain accurate documentation, contracts, and records.
5. Capital Projects Improvements
- Plan and oversee renovations, upgrades, and major repairs.
- Obtain bids, manage contractors, and ensure projects stay on schedule and budget
