Job Purpose

The Head – Projects will be responsible for the overall planning, development, execution, monitoring, and successful completion of civil construction projects. The role will provide strategic and operational leadership to project teams and ensure that projects are delivered within approved time, cost, quality, safety, and scope parameters.

The position will be responsible for managing project teams, consultants, contractors, vendors, and other stakeholders while ensuring effective coordination from project initiation through completion and handover.

Key Responsibilities

1. Project Planning & Strategy

Lead the planning and execution of multiple civil construction projects.

Develop project execution strategies, schedules, milestones, resource plans, and budgets.

Review project feasibility, scope, drawings, specifications, BOQs, and contractual requirements.

Establish project priorities, deliverables, and execution timelines.

Identify project risks and develop mitigation plans.

 2. Project Execution & Delivery

Take overall ownership of project execution and delivery.

Monitor project progress against approved schedules, budgets, and milestones.

Ensure timely completion of projects in accordance with approved plans.

Identify delays, bottlenecks, and execution challenges and take corrective action.

Ensure effective coordination between design, procurement, construction, finance, and other functions.

Conduct regular project review meetings and site inspections.

3. Team Leadership

Lead and mentor project managers, engineers, site teams, supervisors, and other project personnel.

Define responsibilities and performance expectations for project teams.

Review team performance and ensure adequate manpower deployment.

Build a culture of accountability, safety, quality, and timely execution.

Coordinate recruitment and deployment of project resources as required.

4. Contractor & Consultant Management

Manage relationships with contractors, subcontractors, architects, consultants, PMC teams, and vendors.

Review contractor performance, work progress, resource deployment, and quality.

Participate in contractor selection, negotiations, and performance evaluations.

Resolve contractual and execution-related issues in coordination with management.

Ensure contractors comply with agreed specifications, timelines, quality, and safety requirements.

5. Cost & Budget Management

Prepare and monitor project budgets in coordination with finance and management.

Review BOQs, estimates, rate analysis, quotations, and variation claims.

Monitor project costs against approved budgets.

Identify opportunities for cost optimisation and value engineering.

Control cost overruns and ensure appropriate approvals for variations.

Review contractor bills and certification in coordination with relevant teams.

6. Design & Technical Coordination

Coordinate with architects, structural consultants, MEP consultants, and other technical agencies.

Review and monitor design development and drawing approvals.

Ensure timely resolution of technical queries and design-related issues.

Ensure construction is carried out as per approved drawings, specifications, and engineering standards.

Provide technical inputs and solutions for complex construction issues.

7. Quality Management

Establish and monitor project quality standards and processes.

Ensure materials and workmanship meet approved specifications.

Review quality inspection reports and ensure corrective actions.

Coordinate testing, inspections, snagging, and rectification activities.

Ensure proper documentation of quality-related records.

8. Safety & Compliance

Ensure compliance with applicable statutory, safety, environmental, and construction requirements.

Monitor implementation of health and safety practices at project sites.

Ensure contractors and site teams follow required safety procedures.

Coordinate with relevant authorities and agencies for statutory approvals and compliance.

9. Procurement & Resource Planning

Coordinate with procurement teams for timely availability of materials, equipment, and services.

Review material requirements and procurement schedules.

Monitor critical material and equipment deliveries.

Ensure optimum utilisation of manpower, materials, machinery, and other resources.

10. Client & Stakeholder Management

Act as the senior point of contact for clients and key project stakeholders.

Conduct regular client and management review meetings.

Understand client expectations and ensure timely resolution of concerns.

Maintain strong relationships with clients, consultants, contractors, and other stakeholders.

11. Project Reporting & MIS

Prepare and present regular project progress reports to senior management.

Track project milestones, costs, resources, risks, quality, and critical issues.

Establish project dashboards and MIS for management review.

Escalate significant risks, delays, cost variations, and other issues in a timely manner.

12. Project Completion & Handover

Lead project completion, testing, snagging, and rectification activities.

Ensure completion documentation is properly maintained.

Coordinate final inspections and client handover.

Ensure closure of contractual, financial, technical, and documentation requirements.

Qualification

Essential: B.E. / B.Tech in Civil Engineering from a recognised institution.

Preferred: M.Tech / MBA / PMP / relevant Project Management qualification.

Experience

15–20 years of relevant experience in civil construction/project management.

Experience in handling large-scale residential, commercial, industrial, infrastructure, or specialised construction projects.

Should have significant experience managing projects from planning through execution and handover.

Experience managing multiple project teams, contractors, consultants, and vendors is preferred.
