General Manager - Township Development

General Manager - Profit Centre Head Township Development & Town Planning

Location: Morogoro, Tanzania

Key Responsibilities:

1. Strategic & Business Leadership

- Drive the township development strategy from land acquisition to sale.

- Lead feasibility studies, master planning, and project structuring.

- Identify new town planning and real estate growth opportunities.

- Liaise with municipal councils and regulatory bodies to secure timely approvals.

2. Construction & Infrastructure Delivery

- Lead construction planning and execution of roads, utilities, drainage, and other

township infrastructure.

- Manage engineering teams, contractors, and consultants to ensure timely and highquality

delivery.

- Implement best practices in project management, safety, and quality control.

3. Financial Management

- Full ownership of the Profit & Loss for the business unit.

- Budget planning, cost control, and capital expenditure tracking.

- Ensure positive cash flows, effective collections, and efficient use of resources.

4. Sales & Marketing

- Oversee plot/unit pricing, sales strategy, and marketing execution.

- Manage agents, channel partners, and digital campaigns.

- Ensure customer satisfaction, documentation, and handover processes.

5. Leadership & Compliance

- Build and lead a multidisciplinary team (engineering, sales, legal, admin).

- Ensure compliance with zoning, environmental, and construction regulations.

- Report regularly to directors/shareholders on KPIs and milestones.
