General Manager Project-Building Construction

Position: General Manager- Civil (IIT Qualified)

Qualification: B.Tech in Civil Engineering from IIT (Indian Institute of Technology) Mandatory

Job Summary

We are looking for a highly experienced General Manager Civil with strong expertise in building construction, government infrastructure projects, project execution, billing, and contract management. Candidates must have proven experience in CPWD, NTPC, EIL (Engineers India Limited), and AAI (Airports Authority of India) projects, with excellent knowledge of CPWD specifications, DSR/DAR, extra items, deviation statements, and rate analysis.

Key Responsibilities

• Manage and monitor civil building construction projects from planning to completion, ensuring timely execution, quality, safety, and cost control.
• Handle government projects under CPWD, NTPC, EIL, and AAI, ensuring compliance with applicable specifications, contract conditions, and departmental procedures.
• Prepare and manage extra items, deviation statements, substituted items, and non-schedule items, including detailed rate analysis and justifications.
• Handle RA bills, final bills, BOQ, quantity surveying, variation statements, and extra-item billing.
• Possess excellent working knowledge of CPWD specifications, DSR (Delhi Schedule of Rates), and DAR (Delhi Analysis of Rates).
• Prepare cost estimates, technical submissions, claims, EOT (Extension of Time), and delay analysis reports.
• Coordinate with clients, consultants, project management teams, and government departmental officials.
• Manage project planning, resource allocation, subcontractors, budgets, progress monitoring, and contractual matters.
• Lead project teams and ensure compliance with approved drawings, quality standards, and safety requirements.

Essential Key Skills

• CPWD specifications, GCC, DSR, and DAR.
• Extra item preparation and approval, deviation statements, and rate analysis.
• Government project billing, RA bills, final bills, and BOQ management.
• Strong experience in CPWD, NTPC, EIL, and AAI projects.
• EOT, claims management, delay analysis, and contract administration.
• Project execution, cost control, team leadership, and client coordination.

Eligibility Criteria

• Minimum 8 years of relevant experience in civil/building construction and government projects.
• B.Tech in Civil Engineering from IIT is mandatory.
• Proven practical expertise in government project billing, extra items, deviations, DSR/DAR, and CPWD specifications.
• Strong leadership, analytical, negotiation, and communication skills.
• Ability to independently manage project execution and contractual/commercial responsibilities.

Compensation: 36-48 LPA, depending on experience and technical expertise.
