General Manager - Finishing - Real Estate/Construction

Job Description:

- Understand project goals and help the Construction Manager in the preparation of the project execution strategy from a finishing perspective.

- Responsible for interior and civil works for special projects like sample flats/offices, club houses, entrance lobbies, infrastructure development, and finishing works for residential/commercial projects.

- Understand yearly targets for works and assist the planning team to prepare quarterly and monthly schedule plans and make sure that all stakeholders understand this plan.

- Allocate work with clear job responsibilities to internal team members.

- Raise work requests and material requests as per the plan and coordinate with the central procurement team for the timely availability of vendors/materials.

- Prepare regular reviews of drawing requirements, manpower requirements, safety, and quality assessments to identify critical points which may affect progress, quality, and safety.

- Advise the Construction Manager regarding critical deficiencies of contractors and associated risks and suggest corrective measures.

- Keep joint records for all critical works and abortive works and prepare debit/credit notes regularly.

- Raise CRNs in a timely manner and ensure the completion of works.

- Interact with internal teams such as Civil Execution, MEP, Stores, Procurement, Horticulture, Quality, Safety, Design, and Planning, as well as external consultants, vendors, contractors, and subcontractors.

- Provide support to prepare a logistic plan and implement the same on site.

- Control the wastages at the site and implement measures to minimize them.

- Check and confirm that all processes are allied to the billing department.

- Perform cost analysis and productivity analysis and ensure they are well implemented at the site.

- Make sure that safety procedures are followed on site without exceptions and ensure there are no accidents at the site.

- Ensure quality inspections are done by the CM team and maintain strict quality control in all work activities, prepare method statements and checklists, and make sure the same is followed strictly on site.

- Analyze each NCR in detail and take corrective actions immediately.

- Should have experience in villas, bungalows, clubhouses, lobbies, and interior finishing.
