Funding Manager

Job Summary

The person should be in a position to prepare projections and follow up with financial institutions for the fund process.

Key Responsibilities

• Capital Sourcing & Raising: Raise construction finance, Lease Rental Discounting (LRD), working capital, and project-specific debt from banks, NBFCs, and financial institutions.
• Coordinate equity fundraising or private equity (PE) tie-ups for large-scale development projects.
• Financial Modeling & Documentation: Build and maintain dynamic project financial models, cash-flow projections, and return metrics such as Internal Rate of Return (IRR) and Debt Service Coverage Ratio (DSCR).
• Prepare Credit Monitoring Arrangement (CMA) data, project information memoranda, and loan proposal decks.
• Due Diligence & Lenders Coordination: Lead technical, legal, and financial due diligence in collaboration with external consultants and internal teams.
• Negotiate term sheets, sanction letters, and definitive loan agreements.
• Compliance & Reporting: Track and ensure adherence to Real Estate Regulatory Authority (RERA), environmental, and municipal approvals tied to loan disbursement milestones.
• Manage Management Information Systems (MIS) for fund utilization tracking and periodic lender/investor reporting.
