Key Responsibilities

1. Investment Strategy & Opportunity Identification

• Identify and evaluate potential real estate and strategic investment opportunities.
• Analyse investment opportunities across land, commercial, residential, industrial and other real estate assets.
• Conduct market, sector and competitor analysis to assess investment potential.
• Develop investment proposals and present recommendations to senior management.
• Maintain a pipeline of potential investments and strategic opportunities.

2. Real Estate Investment & Project Evaluation

• Evaluate land acquisitions, development projects, joint ventures, partnerships and other real estate transactions.
• Conduct feasibility studies covering project cost, revenue potential, cash flows, funding requirements and expected returns.
• Assess project-level metrics such as IRR, NPV, ROI, equity multiple and payback period.
• Review development plans, approvals, construction costs, sales assumptions and project timelines.
• Identify key commercial, financial and execution risks associated with investments.

3. Financial Modelling & Valuation

• Develop and maintain detailed financial models for real estate projects and investment opportunities.
• Prepare project-level and corporate-level cash flow projections.
• Perform DCF, comparable company, comparable transaction and asset-based valuations.
• Conduct sensitivity and scenario analysis on key assumptions.
• Analyse the impact of changes in cost, pricing, funding, timelines and exit assumptions.
• Prepare investment committee papers and financial presentations.

4. Corporate Finance

• Support the organisation's overall capital allocation and financial strategy.
• Evaluate debt, equity and structured financing alternatives.
• Work closely with banks, NBFCs, private equity funds, investors and other financial institutions.
• Support debt raising, refinancing and restructuring initiatives.
• Analyse the organisation's capital structure and funding requirements.
• Monitor interest costs, debt obligations, repayment schedules and financial covenants.
• Support treasury and cash-flow planning for major projects.

5. Transaction Structuring & Due Diligence

• Lead financial evaluation of acquisitions, joint ventures, strategic investments and divestments.
• Coordinate financial, legal, technical and commercial due diligence.
• Identify transaction risks and assess their financial implications.
• Support negotiation of commercial terms and transaction structures.
• Prepare financial models and valuation analyses for negotiations.
• Assist in preparation and review of term sheets, investment proposals and transaction documentation.

6. Portfolio & Investment Monitoring

• Monitor performance of existing investments and real estate projects.
• Track project budgets, cash flows, profitability and return expectations.
• Compare actual performance against approved investment assumptions.
• Identify deviations and recommend corrective actions.
• Prepare periodic investment and portfolio performance reports for management.

7. MIS & Management Reporting

• Prepare monthly and quarterly reports on investments, projects, cash flows and financial performance.
• Develop dashboards covering project profitability, investment returns, funding and liquidity.
• Provide management with insights on financial and investment performance.
• Prepare presentations for the Board, Investment Committee and senior management.

8. Stakeholder & Relationship Management

• Build and maintain relationships with banks, investors, PE funds, consultants, valuers and financial advisors.
• Coordinate with internal teams including Finance, Legal, Projects, Sales, Business Development and Operations.
• Work with external advisors on valuation, due diligence, transaction structuring and financing.
• Represent the organisation in financial and investment discussions with external stakeholders.

9. Risk Management & Compliance

• Identify financial, investment, market, funding and project risks.
• Ensure appropriate financial controls and approval processes are followed.
• Review investment assumptions and ensure adequate documentation.
• Work with Legal and Finance teams to ensure transactions comply with applicable regulations and company policies.
