Role Overview

3M Estate is looking for an experienced Commercial Leasing Manager with strong hands-on experience in office space leasing and property scouting/sourcing.

The candidate will be responsible for identifying suitable commercial properties, maintaining an active inventory of office spaces, and handling company-provided client requirements from initial interaction through property visits, negotiations and final closure.

Key Responsibilities

• Build and regularly update an inventory/database of available commercial properties.
• Establish relationships with property owners, landlords, developers and other relevant stakeholders for inventory sourcing.
• Handle company-provided client leads from initial calling through final closure.
• Understand client requirements including location, budget, area, configuration and other commercial requirements.
• Shortlist and recommend suitable properties from available and newly sourced inventory.
• Coordinate and conduct property/site visits with clients.
• Handle negotiations between clients and property owners/landlords.
• Manage the complete leasing cycle from requirement property identification site visit negotiation closure.
• Maintain regular follow-ups with clients and property owners to ensure timely closures.
• Track market availability, rentals and commercial real estate activity across key Hyderabad business locations.
• Maintain accurate lead, property and deal information in the CRM/internal tracking system.
• Work towards assigned monthly revenue and closure targets.

Candidate Requirements

• 2–5 years of experience in Commercial Real Estate Leasing.
• Strong experience specifically in office space/commercial leasing.
• Hands-on experience in property scouting and inventory sourcing is mandatory.
• Must have experience handling the complete leasing cycle, including client requirements, site visits, negotiations and closures.
• Good knowledge of Hyderabad's commercial real estate market and major office locations.
• Strong communication, negotiation and client-handling skills.
• Target-oriented with a proven track record of commercial leasing closures.
