Commercial Manager will be responsible for overall Commercial, Contracts, Costing, Billing, Budget Control and Procurement for all projects. He will be the custodian of cost and profitability.

Key Responsibilities
- Estimation Budgeting: Prepare Detailed Project Budget from Conceptual Drawings to GFC.
- Estimation Budgeting: Prepare BOQ for Civil, ISMB / PEB Structure, Finishing, MEP, HVAC, Interiors, Landscape, Roads Infra.
- Estimation Budgeting: Rate Analysis, Market Rate Study, Value Engineering to reduce cost by 3-5%.
- Estimation Budgeting: Prepare Cash Flow Statement - Monthly / Quarterly.
- Contracts Tendering: Preparation of Tender Documents, NIT, GCC, SCC, Technical Specifications.
- Contracts Tendering: Floating enquiries to 10+ Contractors / Vendors, Technical Commercial comparison (CS).
- Contracts Tendering: Negotiation and Finalization of Work Orders / Agreements - Lump-sum, Item Rate, Labour Contracts.
- Contracts Tendering: Ensure all agreements have all clauses - Scope, Time, Penalty, Retention, Defect Liability.
- Billing Certification: Checking and Certification of RA Bills from Civil, MEP, Interior, Landscape Contractors.
- Billing Certification: Joint measurement verification with Site QS Team.
- Billing Certification: Client Billing, Consultant Billing, Reconciliation with Work Order Value.
- Billing Certification: Control on Excess / Extra Items - No payment without proper approval.
- Cost Control Commercial Management: Monitor Project Cost vs Budget - Weekly Cost Report to Management.
- Cost Control Commercial Management: Maintain Cost to Complete Statement.
- Cost Control Commercial Management: Control Material Consumption - Steel, Cement, Electrical, HVAC - Theoretical vs Actual.
- Cost Control Commercial Management: Material Procurement Planning - Bulk procurement for Villas / Towers, Clubhouse etc.
- Cost Control Commercial Management: Coordination with Purchase Dept for timely material delivery.
- Client Contractor Management: Commercial discussion with Contractors for Final Settlement, Retention release, Security Deposit.
- Client Contractor Management: Handling Claims, Variations, Escalations as per Contract Clauses.
- Coordination Reporting: Weekly MIS - Budget vs Actual, Committed Cost, Billing Status, Cash Flow.
- Coordination Reporting: Coordination with VP-Projects, Site Team, Architects, Accounts, Legal.
- Coordination Reporting: Maintain all Commercial Data - Work Orders, Bills, BOQ in ERP / Excel.
KPI - Key Performance Indicators
- Budget Accuracy - 95%
- Cost Saving - 3% through negotiation
- Zero Wrong Certification
- Timely Bill Certification - Within 3 Days
- Monthly Cost Report on Time
Requirements
- Strong Knowledge of Civil, Finishing, MEP Costing - Projects Added Advantage
- Expertise in MS Excel (Advanced), AutoCAD, ERP, MS Project
- Knowledge of IS Codes, Market Rates in Chennai / Hyderabad
- Strong Negotiation Communication Skills
- ISMB / PEB Structure Costing Knowledge Must
- Should have handled projects - Township / Convention / Studio / High-rise.
