Business Development - Land Acquisition

Role & responsibilities : * Generate leads for land acquisition, Joint Ventures (JV), and redevelopment opportunities across the MMRDA and NAINA regions.

* Conduct market research and assess competition, pricing, product positioning, and project viability.

* Participate in JV structuring and evaluate potential project opportunities.

* Understand and interpret regulatory frameworks, including DCR 2034, UDCPR, MHADA, and SRA regulations.

* Evaluate properties based on legal title, development potential, approvals, and financial feasibility.

* Identify distressed property acquisition opportunities, including NCLT cases and bank auctions.

* Source and assess properties available through auction processes.

* Identify society redevelopment opportunities and evaluate their feasibility.

* Prepare feasibility studies, base concepts, fitment analyses, cash flow models, and sensitivity analyses.

* Study market trends, prepare bid proposals, submit offers, and develop presentations for redevelopment bidding.

* Manage relationships with JV partners, society committee members, and other key stakeholders.

* Handle society-related matters, including Section 79A processes and coordination with society committee members.

* Coordinate project execution activities, including vacating, shifting, rent payments, and corpus management.

* Monitor project performance, including financial and physical progress.

* Prepare and present monthly MIS reports for management and JV partners.

Required Skills & Competencies

* Strong expertise in land acquisition, real estate business development, and redevelopment.

* Sound knowledge of Mumbai real estate regulations and development control norms.

* Experience in JV negotiations, deal sourcing, feasibility analysis, and financial modelling.

* Strong networking and relationship management skills.

* Excellent negotiation, analytical, presentation, and communication skills.

* Ability to independently evaluate opportunities and drive transactions to closure.
