Business Analyst

Role Purpose

The role is responsible for developing robust financial models, evaluating investment opportunities, conducting feasibility studies, and supporting strategic decision-making for real estate and hospitality projects. The incumbent will provide commercial insights, prepare investment proposals, and present recommendations to senior management and leadership teams.

Key Responsibilities

Financial Modelling & Investment Analysis

• Develop, maintain, and enhance complex Excel-based financial models for real estate and hospitality projects.
• Conduct project feasibility assessments, valuations, cash flow forecasting, and investment appraisals.
• Perform scenario, sensitivity, and risk analyses to evaluate project viability and returns.
• Analyze financing structures, project funding requirements, and capital deployment strategies.
• Evaluate investments using key financial metrics such as IRR, NPV, Payback Period, ROI, and profitability indices.
• Support due diligence activities for acquisitions, partnerships, and new business opportunities.

Hospitality & Real Estate Business Analysis

• Assess hospitality project performance drivers including Occupancy, ADR, RevPAR, F&B revenues, MICE revenues, and operating costs.
• Analyze hotel management agreements, lease structures, development costs, and operating models.
• Track market trends, competitive benchmarks, and industry performance indicators.
• Provide financial and commercial insights to optimize asset performance and maximize returns.

Management Presentations & Decision Support

• Translate complex financial and commercial analysis into impactful management presentations.
• Prepare investment memorandums, business cases, board notes, and strategic recommendation reports.
• Develop visually compelling PowerPoint presentations for senior leadership, investment committees, and Board reviews.
• Support decision-making through data-driven insights and strategic recommendations.

Stakeholder Management

• Collaborate with finance, business development, operations, project teams, and external consultants.
• Support leadership discussions on investment strategies, project evaluations, and business planning.
• Ensure timely delivery of analysis, reports, and presentations for critical business decisions.

Desired Candidate Profile

• Bachelor's degree in Engineering, Statistics, Mathematics, Economics, Finance, or a related quantitative discipline.
• 8-12 years of relevant experience in financial modelling, investment analysis, corporate finance, real estate, hospitality, infrastructure, or consulting sectors.
• Strong expertise in advanced Excel modelling and financial analysis.
• Excellent PowerPoint and presentation-building skills.
• Sound understanding of hospitality business economics, hotel operations, and real estate investments.
• Strong analytical, problem-solving, and stakeholder management abilities.
• Experience in evaluating large-scale real estate, mixed-use developments, hospitality assets, or infrastructure projects will be preferred.
