About this role
POSITION OVERVIEW
The BOCC Operator is responsible for the continuous remote monitoring, control, and optimisation of building engineering systems across the Asia Pacific portfolio from the Building Operational Command Centre (BOCC).
Working within a 24/7 shift rota, the operator maintains availability of critical plant, responds to and resolves alarms, and delivers structured daily, weekly, and monthly reporting to clients, account teams, and on-site engineering colleagues.
The role is the link between remote analytics and on-site delivery, converting BMS, IoT, and metering data into evidence-based interventions that improve asset reliability, energy performance, and occupant comfort. The operator represents CBRE directly to the client and is expected to communicate findings clearly, professionally, and with commercial awareness.
Shift pattern: rotating 24/7 rota providing continuous coverage across APAC time zones.
KEY RESPONSIBILITIES
1. System Monitoring & Alarm Response
• Maintain continuous surveillance of all connected engineering systems, confirming that plant is operational and performing within design and contractual parameters.
• Monitor BMS, eBMS, and IoT platforms for critical alarms, faults, and abnormal conditions across the APAC estate.
• Triage, prioritise, and respond to critical alarms promptly to minimise downtime and operational impact.
• Diagnose root cause remotely where possible and escalate to on-site teams, specialist vendors, or account leadership in line with agreed escalation matrices.
• Track alarms through to closure, confirming resolution and recording corrective actions taken.
2. Daily Operations & Routine Checks
• Complete daily system checks across all monitored sites to confirm plant is functioning correctly and efficiently.
• Carry out pre-occupation reporting each morning, verifying that space conditions, ventilation, and critical services are ready ahead of occupancy.
• Conduct out-of-hours operations checks to identify plant running outside scheduled occupancy and take corrective action.
• Review and manage time clocks and time schedules, aligning plant run times to actual occupancy patterns and client operating hours.
• Log all system performance data, interventions, and incidents accurately for downstream analysis and reporting.
• Maintain clear and timely communication with on-site engineering and FM teams to coordinate interventions, repairs, and access requirements.
3. BOCC Service Delivery Capabilities
• Pre-occupation reporting: verify building readiness ahead of occupancy and report exceptions to site teams.
• Time clock and time schedule management: maintain, audit, and optimise plant scheduling across the estate.
• Out-of-hours operations checks: detect and eliminate unnecessary out-of-hours plant operation.
• Weekly energy opportunity investigations: interrogate trend and meter data to identify and quantify energy reduction opportunities.
• Nuisance alarm management and optimisation: analyse alarm volumes, remove or retune nuisance alarms, and protect the integrity of the alarm estate.
• Extreme weather preparedness checks: complete seasonal and event-driven readiness checks ahead of forecast extreme weather.
• Condition-based maintenance checks: use live performance data to identify degrading assets and trigger targeted maintenance interventions.
4. Reporting & Data Management
• Generate and issue daily client reports summarising system status, alarm activity, interventions, and outstanding items.
• Prepare and distribute weekly performance and incident reports to internal stakeholders and clients, including performance metrics and significant events.
• Produce comprehensive monthly client reports covering overall system performance, key metrics, energy outcomes, and major incidents.
• Maintain accurate records, registers, and logs to support audit, compliance, and contractual reporting obligations.
• Ensure data quality across monitoring platforms, flagging sensor faults, communication losses, and gaps in trend data.
5. Weekly Performance & Continuous Delivery
• Conduct routine maintenance and housekeeping on monitoring systems, workspaces, and analytics rules to prevent degradation of service.
• Analyse the previous week of system performance data to identify trends, recurring faults, and areas for improvement.
• Participate in weekly operational team meetings to review issues, share updates, and agree priorities for the week ahead.
• Contribute to and receive ongoing training so that procedures, platforms, and technologies remain current.
6. Monthly Audits, Analysis & Improvement
• Conduct comprehensive system audits to confirm compliance with CBRE standards, client requirements, and applicable regulations.
