Role Overview:

Project Type: Residential High-Rise

Qualification: B. Tech / Mechanical / Electrical Engineering

The MEP Quantity Surveyor (Billing) will manage billing, quantity verification, and cost control for Electrical, Plumbing, Fire Fighting, HVAC, and Low-Voltage systems in residential projects.

Key Responsibilities

1. Contractor Billing & Certification

• Verify RA bills for Electrical, Plumbing, Fire Fighting, HVAC & ELV contractors
• Cross-check executed quantities with approved drawings and BOQ
• Certify bills as per contract conditions

2. Quantity Take-Off

• Prepare BOQs from MEP drawings
• Conduct quantity take-off for services including:
• HT/LT panels, cabling, DBs
• Plumbing & drainage piping
• Fire hydrant & sprinkler systems
• HVAC ducting & piping
• Identify deviations and extra item

3. Rate Analysis & Variations

• Prepare rate analysis for extra/non-BOQ items
• Evaluate contractor claims
• Maintain variation order records

4. Cost Monitoring

• Track MEP cost vs approved budget
• Assist in project cash flow planning
• Support techno-commercial evaluations

5. Measurement & Reconciliation

• Conduct joint site measurements
• Prepare reconciliation for major materials (cables, pipes, ducts, etc.)
• Maintain measurement books and billing abstracts

6. Coordination

• Coordinate with MEP consultants and project managers
• Support testing & commissioning documentation
• Ensure compliance with local authority norms (DHBVN, Fire Dept., GMDA, etc.)

Required Skills

• Strong understanding of residential MEP systems
• Knowledge of CPWD/DSR rates and NCR vendor market
• Familiarity with IS codes and NBC guidelines
• Proficiency in AutoCAD, Excel (advanced), ERP
• Good contractual and analytical skills

Key Deliverables

• Accurate and timely MEP bill certification
• Cost control within approved budget
• Proper documentation for audits and statutory approvals

Preferred Profile (Both Roles)

• Experience with reputed developers / EPC companies in NCR
• Exposure to projects 10+ floors
• Strong documentation and reporting skills
• Ability to handle multiple contractors simultaneously
