About the Role:

We are looking for an experienced Assistant Vice President / City Lead - Property & Facility Management to lead end-to-end operations and client relationship management for residential and commercial PFM/IFM portfolios in Mumbai.

The role will be responsible for city-level operations, technical/MEP management, statutory compliance, client management, new site transition, billing & collections, team leadership, and direct business development.

Key Responsibilities:

- Own end-to-end operational delivery across residential and commercial sites in Mumbai.

- Lead technical/MEP operations, building systems, SLA and statutory compliance.

- Manage senior relationships with RWAs, Managing Committees, landlords, occupiers and facility heads.

- Drive new business acquisition, lead generation, solutioning, commercial finalisation and contract closure.

- Lead new site transition and mobilisation, including manpower planning, vendor onboarding and technical asset handover.

- Drive Handover-Takeover (HOTO) for MEP assets including elevators, DG sets, fire & life-safety systems, STP/WTP and water systems.

- Ensure CAM/service billing, invoicing, credit control and payment realisation.

- Oversee annual OPEX budgets and CAPEX inputs for sites.

- Lead and develop Operations Managers, Property Managers and Technical Managers.

- Ensure statutory building, labour, environmental and EHS compliance.

- Handle escalated client/resident grievances and ensure timely resolution.

- Drive sustainability, resource efficiency, EHS, emergency preparedness and business continuity initiatives.

- Promote adoption of digital property-management/CAFM platforms.

Mandatory / Preferred Experience:

- 10 - 15 years of experience in Property/Facility Management, preferably in a technical or operations track.

- Experience as City Lead / Regional Manager for residential and/or commercial PFM portfolios.

- Experience with a large IFM/FM organisation such as JLL, CBRE, Colliers, Knight Frank or comparable companies is preferred.

- Strong hands-on exposure to Technical/MEP and building systems.

- Proven experience in client-facing operations and relationship management.

- Demonstrated track record of personally sourcing and closing new business.

- Experience in multi-site residential/commercial operations.

- Strong experience in billing, collections, vendor management, statutory compliance and SOP/process management.
