Assistant Vice President - Business Development (North India)

Role Summary:

We are seeking an agile, and seasoned Assistant Vice President - Business Development to spearhead our strategic expansion and project execution across North India.

Location: Delhi-NCR (Gurgaon/Delhi); involves travel to Chandigarh/Mohali

The candidate will own the entire lifecycle of a real estate development project starting from proactive relationship-building and land sourcing, through acquisition, to driving statutory approvals and acting as the troubleshooter for any matters on projects based in North India. This is a hands-on, end-to-end leadership role requiring deep commercial acumen, a strong network of external stakeholders, and relationship-management capabilities.

Key Responsibilities:

1. Strategic Relationship Building & Deal Sourcing (North India)

• Drive companys mandate in North India, building and maintaining relationships with landowners, top-tier institutional brokers, others for sourcing deals.
• Drive the end-to-end acquisition strategy for mixed-use/Commercial land parcels across high-growth corridors in North India.
• Source and originate opportunities via outright purchases, Joint Ventures (JV), Joint Development Agreements (JDA).

2. Statutory & Regulatory Approvals

• Navigate local zoning laws, master plans, and development byelaws specific to Haryana (DTCP, HSVP guidelines), Punjab (PUDA/GMADA norms), others wherever company pursues an opportunity.
• Spearhead the entire statutory approvals lifecycle including Change of Land Use (CLU), license procurements, zoning permissions, environmental clearances (SEIAA/MoEF), fire NOCs, and municipal building plan sanctions.
• Establish and manage proactive working relationships with government bodies, statutory authorities, and urban local bodies, to streamline approvals.

3. Proactive Troubleshooting & Risk Mitigation

• Serve as the key troubleshooter and take proactive steps to mitigate any risks that may come up in any projects.
• Ensure full compliance as mandated by regulations/laws w.r.t. statutory approvals
• Mitigate execution risks pre and post-acquisition, ensuring a smooth transition from transaction closure to active construction.

4. Transaction Structuring & Financial Feasibility

• Lead comprehensive financial feasibility studies, cash flow projections, and financial modelling in close coordination with the corporate finance team.
• Lead term sheet negotiations, legal due diligence coordination, and definitive transaction documentation (sale deeds, JV/JDA agreements, escrow mechanisms).

Candidate Profile & Qualifications:

• Experience: 15+ years of core real estate experience with a proven track record of handling end-to-end transactions, regulatory approvals, and project troubleshooting in North India (Haryana and Punjab markets are mandatory).
• Education: MBA in Finance/Real Estate, B.Tech/Civil Engineering, or a Degree in Law (LLB/LLM) from a premier institution.
• Domain & Network Strengths: Exceptional relationship-building skills and sound working knowledge of Building byelaws, NBC, DTCP norms, and land revenue laws, state specific byelaws.
• Attributes: High agility, process-oriented, problem-solver capable of managing situations, and proven resilience under high-stakes environments.
