Role Summary

We are seeking an experienced Architectural / Regulatory Approval Draughtsman with strong AutoCAD proficiency and hands-on experience in preparing, modifying, and updating drawings required for statutory and municipal approvals. The incumbent will support the Regulatory Approvals team by developing accurate submission drawings, coordinating with consultants and internal stakeholders, and ensuring compliance with applicable development regulations and approval requirements.

Key Responsibilities

• Prepare, modify, and update regulatory and approval drawings as instructed by the Regulatory Approvals team.
• Develop drawings in accordance with DCPR 2034 and other applicable statutory approval requirements.
• Prepare and update plans, sections, elevations, area diagrams, and submission drawings.
• Prepare FSI/area calculation drawings and supporting statements.
• Incorporate revisions arising from observations received from statutory authorities, architects, consultants, and internal stakeholders.
• Compare approved drawings with proposed/revised drawings and identify deviations or changes.
• Prepare drawings required for various approval stages including IOD, Commencement Certificate (CC), Amended CC, Further CC, Occupation Certificate (OC/OCC), and related approvals.
• Prepare sketches and explanatory drawings for presentations, representations, and meetings with regulatory authorities.
• Maintain systematic records of submitted, approved, revised, and superseded drawings.
• Coordinate with architects, structural consultants, MEP consultants, and internal Design and Project teams to obtain updated drawings and technical information.
• Support preparation of drawing sets required for Fire, Environment, Traffic, Aviation, and other statutory approvals.
• Ensure proper revision control and maintenance of the latest approved drawing database.
• Provide drafting support for regulatory clarifications, management presentations, and discussions related to Environment Clearance (EC)/MoEF requirements.

Qualification & Experience

Education

• Diploma or Degree in Architecture, Civil Engineering, Drafting, or a related discipline.

Experience

• 3 to 8 years of relevant experience in architectural drafting and regulatory approval drawings.
• Prior experience with a real estate developer, architectural consultant, liaison consultant, or design consultancy handling statutory approvals will be preferred.

Skills & Competencies

• Strong proficiency in AutoCAD.
• Good understanding of architectural drawings, building plans, and construction documentation.
• Working knowledge of DCPR 2034, development control regulations, and municipal approval processes.
• Familiarity with FSI calculations and approval drawings.
• Strong attention to detail and revision control practices.
• Ability to coordinate effectively with consultants, architects, and internal stakeholders.
• Good communication and organizational skills.

Preferred Background

Candidates with experience in preparing drawings for municipal and regulatory approvals, including IOD, CC, OC/OCC, Fire NOC, Environmental Clearance, and related statutory submissions, will be preferred.
